By accessing, browsing, registering, posting listings, uploading content, using any service, or otherwise interacting with the Platform, you agree to be legally bound by these Terms.
If you do not agree with these Terms, you must not use the Platform.
Roovani operates as a digital real estate marketplace and property-related service platform connecting buyers, sellers, landlords, agents, tenants, investors, and service providers.
2 2. ELIGIBILITY
You confirm that:
- You are at least 18 years old;
- You have legal capacity to enter into binding agreements;
- All information you provide is accurate and truthful;
- You will use the Platform lawfully and responsibly.
Roovani reserves the right to suspend or terminate accounts that provide false information or violate these Terms.

4 4. NO REAL ESTATE AGENCY RELATIONSHIP
Roovani is a technology platform and marketplace only.
Unless expressly stated otherwise in writing:
- Roovani is not acting as an estate agent, legal adviser, surveyor, financial adviser, mortgage broker, or property developer;
- Roovani does not guarantee the legality, ownership, condition, value, safety, or accuracy of any property listing;
- Roovani does not guarantee successful transactions between users.
Users are solely responsible for carrying out independent due diligence before entering into any property transaction.
5 5. USER ACCOUNTS
Users may be required to create an account.
You are responsible for:
- Maintaining the confidentiality of your login details;
- All activity under your account;
- Ensuring your information remains accurate and updated.
Roovani may suspend or terminate accounts suspected of:

Users posting property listings agree that:
- Listings must be lawful, accurate, and genuine;
- Images and descriptions must not be misleading;
- You have authority to advertise the property;
- Uploaded content must not infringe intellectual property rights;
- Duplicate, false, deceptive, or scam listings are prohibited.
Roovani reserves the right to:
- Reject, edit, suspend, or remove listings;
- Request supporting documentation;
- Verify listing information;
- Flag suspicious or misleading content.
Roovani does not guarantee that any listing will generate inquiries, sales, or rentals.
7 7. PROPERTY VERIFICATION AND DOCUMENT SERVICES DISCLAIMER
Roovani may provide verification assistance or guidance regarding Certificates of Occupancy (C of O), Governor’s Consent, Land documentation, Title verification, Survey plans, and Government-related processing.
• Roovani does not guarantee authenticity, approval, legality, ownership, or government acceptance of documents;
• Government agencies may change procedures without notice;
• Users must independently confirm all information with qualified professionals and relevant authorities.
Nothing on the Platform constitutes legal advice.
8 8. PAYMENTS AND FEES
Certain services may require payment, including featured listings, promotional advertisements, premium account services, verification-related services, inspection support, and other optional services.
By making payment, you agree that:
- Fees may be non-refundable unless required by law;
- Prices may change without notice;
- Payment processors may apply additional charges;
- Roovani may suspend unpaid services.
Users are responsible for all applicable taxes and transaction charges.
9 9. INTERNET USAGE POLICY
You agree not to:

10 10. DATA PROTECTION AND PRIVACY

Account management, platform operations, customer support, fraud prevention, service improvement, and legal/regulatory compliance.
• Internet transmissions are never completely secure;
• Roovani cannot guarantee absolute cybersecurity protection;
• Users share information at their own risk.
Roovani will take commercially reasonable measures to protect user information. Users are responsible for safeguarding their account credentials.
11 11. INTELLECTUAL PROPERTY
All Platform content including logos, branding, software, text, designs, graphics, databases, layouts, source code, features, and trademarks remain the property of Roovani or its licensors.
Users may not:

Users retain ownership of content they upload but grant Roovani a worldwide, non-exclusive, royalty-free license to use, display, host, reproduce, market, and distribute such content for Platform operations and promotional purposes.

• Inspect properties physically where possible;
• Avoid cash transactions without proper documentation;
• Confirm identities before making payments;

Roovani is not liable for fraud, scam transactions, property disputes, financial losses, or misrepresentation by users. Users assume all risks associated with property transactions.
14 14. DISCLAIMER OF WARRANTIES
The Platform is provided on an “as is” and “as available” basis.
Roovani makes no warranties or representations regarding accuracy, reliability, availability, security, fitness for purpose, continuous operation, or error-free functionality.
Roovani disclaims all warranties to the fullest extent permitted by law.
15 15. LIMITATION OF LIABILITY
To the maximum extent permitted by law, Roovani and its owners, officers, employees, affiliates, contractors, and partners shall not be liable for indirect or consequential losses, loss of profits or business opportunities, data loss, property disputes, fraudulent user activities, financial losses, service interruptions, cyber incidents, or reliance on Platform information.
Your use of the Platform is entirely at your own risk.

You agree to indemnify and hold harmless Roovani from any claims, liabilities, damages, losses, legal fees, or expenses arising from your use of the Platform, your violation of these Terms, your listings or uploaded content, or your breach of laws or third-party rights.
17 17. TERMINATION
Roovani may suspend, restrict, or terminate access to the Platform without notice where Terms are violated, fraud or abuse is suspected, required by law, or Platform security is threatened.
Termination does not affect accrued rights or liabilities.
18 18. GOVERNING LAW
These Terms shall be governed by and interpreted in accordance with the laws of the Federal Republic of Nigeria and applicable international data protection and commercial laws where relevant.
Any disputes arising from these Terms shall be subject to the jurisdiction of the competent courts in Nigeria.
19 19. FORCE MAJEURE
Roovani shall not be liable for delays or failures caused by events beyond reasonable control including internet failures, cyber attacks, government actions, power outages, natural disasters, strikes, or technical failures.
20 20. CHANGES TO TERMS
Roovani reserves the right to update or modify these Terms at any time. Updated Terms become effective immediately upon publication.
Continued use of the Platform constitutes acceptance of revised Terms.
